Our aim is to provide a relaxed break for adults and to ensure that everyone has a great holiday. To ensure the maximum enjoyment of your break and that of all other guests at Thornbrook Barn and to ensure good management of the site, farm and property the following Terms and Conditions are in place.
These form the agreement between us for your occupation of your lodge at Thornbrook Barn. In these Term & Conditions, the expression 'you/your/guest' means occupier of the lodge and the expression 'we/us/our' means Alan & Sandra Hodkinson (and staff/employees)
We reserve the right to ask guests who contravene these Terms & Conditions or rules or, who in any other way are behaving in a manner likely to cause distress or nuisance to us or to any other visitors or customers of ours, to leave the premises immediately. In these circumstances the holiday ceases and we shall not be liable for any extra costs incurred by you.
Booking your holiday -Advance booking only. Checking availability and making a booking can be made in the following ways:

A Booking is secured and a contract exists between us when we have received the requested payment:
A 25% Non-refundable deposit is payable when confirming your booking with the balance remaining due 14 days prior to arrival. Please make sure you have travel insurance in place at the time of booking as we do NOT give refunds or credits.
Pre-pay online 14 days prior to arrival by login to our secure server using the email address and the password which was emailed to you when you initially confirmed your booking. The link to access your booking details are via our website https://thornbrookbarn.anytimebooking.eu/my_account/
Card payment over the telephone
The email containing the arrival/check-in details for your lodge, inventory, W-Fi code and 'Local Information' etc will be forwarded 1-2 days prior to arrival.
The balance due is based on the information given at the time of booking, if for any reason this is incorrect please inform us before arrival to make sure that the changes are acceptable. Please note that this may alter the amount payable. The balance of the price of your holiday must be paid 14 days prior to your booked arrival date. If the balance is not paid we reserve the right to cancel your holiday, retain your deposit and relet the accommodation. The person who makes the booking is responsible for the booking and warrants that they are over 21 years of age and that the party will not exceed the numbers stated in the booking.
The lodges sleep upto 2 adults only over the age of 21 years (No children or pets are permitted to stay in the lodges)
Confirmation:Once a booking has been accepted by us; which shall be subject to availability at the time we receive your booking form, a contract is made subject to these conditions. On acceptance we will send you written confirmation showing the dates booked and the deposit paid amount paid.
Arrival and Departure: Check-in time is strictly from 1500hrs - 2000hrs Departure on your last morning is by 1000hrs As a courtesy please inform us if your arrival time is after 7.00pm.
Any cause for complaint must be in the first instance addressed to us at Thornbrook Barn, Thornton-in-Lonsdale LA6 3PD where we shall do our best to resolve such matters.
Guests with access or mobility concerns are asked to contact us at the time of booking.
Cancellation and Amendment Policy: YOU ARE ADVISED TO HAVE UK TRAVEL INSURANCE IN PLACE BEFORE BOOKING
Cancellations by you - effective on the date it is received by us on the following scale.
Should you cancel your stay more than 14 days prior to arrival we shall retain the 25% booking deposit (or 25% of the total of your stay if you have already paid in full).
Should you cancel your stay less than 13 days prior to arrival we shall retain all the monies paid and no refund/credit.
No Show Having made a booking and if you do not turn up ('no show') by 8.00pm on the first day of booking (without letting the us know more 14 days prior to the due arrival day) we will treat you as having cancelled the booking and you will not be entitled to a refund of your deposit/payment.
Guest occupying the Lodges at the time of a forced closure by the UK Government due to Covid-19: We shall refund guests currently on the site the unused nights of their stay.
Amendments by you - effective on the date it is received by us. Please call or email if you wish to amend anything on your booking and we shall do our best to accommodate your request.
Alterations/amendments to the confirmed arrival / & or departure date: We must be notified at least 14 days notice prior to arrival if you wish to change your date otherwise the full cancellation fee applies.
If you decide to leave your accommodation early before your due departure date: We do not give refunds on unused nights.
Closure by us: If during your stay we class the conditions as being too severe to stay at Thornbrook Barn e.g, snow or flooding or are forced to close the site due to Government advice we will notify you in person and arrange a refund of your site fees. If the premises needs evacuating in an emergency situation and there is insufficient time to process a refund on site, you will be contacted as soon as possible following the evacuation in order to arrange for the refund to be arranged
Rules whilst you are staying at The Lodges @ Thornbrook: We want people to enjoy their holidays as much as possible. Our rules below are to make everyone’s life a little more relaxing and encourage site users and visitors to show consideration for others. We’re sure you’ll agree most of these are common sense.
Guests must dispose of rubbish and recycling in the bins at the entrance to the site (General waste must be bagged and Recycling must be loose and not in carrier or waste bags)
Customers must not put rubbish, detergents or any other material which might block the bio disc sewage system into any of the waste/drains.
The Lodges @ Thornbrook are for adults only over the age of 21yrs.
For the comfort of other guests No music, singing or other noise which may cause disturbance to the other occupiers of the lodges or site shall be permitted between 10.30pm and 7.00am and at all other times we would ask you to be considerate and not cause or create any undue noise or experience.
No vehicle movement is permitted between 10.30pm and 7.00am (if you intend on leaving in your vehicle for an early start to go walking, please park your vehicle up at the 'arrivals parking area/layby on the site access road' the evening before.
You must not commit any criminal offence on the site or undertake any criminal activity.
Smoking: There is absolutely no smoking (including e-cigarettes) permitted either in the lodge or on the terrace area of your lodge. A smoking area and metal ashtray is provided in the open area behind the lodges. Please ensure you put all cigarette ends in the ashtray. Your cooperation is really appreciated.
You must not use any unlawful drugs. You must not carry on any trade or business on the site.
No recreational vehicles (including but not limited to motorised scooters/skateboards and non-road legal motorised vehicles) may be used on the site, with the exception of accessibility scooters. Vehicles on site must have a current and valid road fund license. Drivers of vehicles must hold a current valid driving licence to drive on the site. Washing of cars or other vehicles is not permitted on the site.
The speed limited from the site entrance and around the site is 5mph
Anyone found to be damaging the Lodges and equipment will be asked to vacate the premises immediately. No logs, branches, twigs or similar may be removed for any purpose from any of the hedges surrounding the site as our wildlife rely on this for their habitat.
Pets: Strictly no dogs, cats or pets are permitted in the lodges or on the terrace of each lodge.
Please do not touch, feed or pet the sheep and lambs in the fields that surround the site or access road
BBQ/Pizza Oven - The fuel to be used is charcoal. An initial 7ltrs is included with your lodge rental.
There is a designated parking area next to your lodge. Only one vehicle per lodge, unless an extra car park space has been pre-booked
Day Visitors and guests from the touring caravan site who are not staying in the lodges are not permitted to visit the Lodges/Lodge Terraces/Hot Tubs. This is to safeguard the comfort and security of all our guests.
To look after our lodges we ask guests do not wear shoes or boots inside. Slippers are provided.
Hot Tub Safety: Guest using the private hot tubs must read the important information on arrival and by booking a stay in a unit at The Lodges @ Thornbrook have agreed to read the information and to abide by our hot tub rules. We reserve the right to prohibit the use of a hot tubs at any time during a stay, without offering a refund if we find that our hot tub rules have not been followed. We charge £50 to empty and refill a hot tub during a stay if the water becomes contaminated. Repairs for any damage to the hot tubs, hot tub covers and pumps will be charged to the person who booked the unit.
A maximum of 2 bathers in the hot tub. No children are permitted in the lodges or hot tubs.
All hot tub users must shower before using the tub
Do not wear body oils, creams, lotions or fake tan in the water.
Do not drink or immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers if drowning due to suction below the water line.
Do not pour oil, soap or any other product into the water.
Hot tub users can only be those staying in each individual lodge (Guests from the Touring Caravan site are NOT permitted to use the hot tubs, even if they have friends or family occupying the Lodges). Guests from the caravan site will be asked to vacate the lodges and caravan site immediately without any refund of unused nights.
Do not use the tub if the water temperature exceeds 40 degrees C
When not in use please cover the tub with the lid and lock
Glass drinks containers must not be taken into the tub (including glass bottle, wine glasses, glass tumblers and glass water bottles). Unbreakable drinks receptacles are supplied in your lodge.
Do not use the hot tub after a heavy meal or exercise as the water temperature can affect your heart rate.
No candles, smoking or eating in or on the hot tub.
Pregnant women and persons with heart disease, diabetes, low or high blood pressure or any serious illness should consult their doctor before using the hot tub, due the risk of dehydrating, fainting and overheating.
Do not use the hot tub if you have broken skin, a rash, have experience diarrhoea or vomiting in the last 48hrs, have a fever or flu-like symptoms. If you have a respiratory problem/heart condition you are advised to consult their doctor prior to using the hot tub.
Take regular breaks when bathing in the hot tub to avoid overheating and dehydration. If you do feel too warm get out of the hot tub. Avoid dehydration by drinking plenty of water.
Do not use the hot tub if you are under the influence of alcohol or sedatives as the heat of the water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.
Do not jump into/out of the hot tub.
Do not use any electrical appliances near/in the hot tub.
Take care when getting into out of the hot tub and on steps and terrace due a risk of slipping on wet surfaces.

Group Bookings:- We can offer exclusive booking of all three lodges. We do not accept stag or hen parties. They MUST be arranged and organised in advance by contacting us direct. If they units are booked without prior arrangements, the booking will be cancelled a fee charged. For exclusive site and group bookings we charge a security deposit of £400 payable at the time of paying the balance. The deposit will be paid by the person who books and authorised on the day of arrival. It will be then refunded at the end of the stay if there are no damages, breakages or extraordinary cleaning required to any of the lodges. If any hot tub, hot tub cover or heat pump is damaged during the stay, the cost of the repairs or replacements will be taken from the security deposit.
Cleaning/Departure Day: We hope you have enjoyed your stay at Thornbrook and thank you for visiting. Your lodge must be left as clean and tidy as when you found it. Cleaning products are in the lodge for your use. Cleaning includes the hob, microwave, BBQ, cutlery, crockery, pans and utensils along with the shower room. Bins need to be emptied and sorted into recycling and disposed of in the site bins before departure. Thornbrook Barn reserve the right to enter and inspect the lodges at any time. If the unit is left in an unsatisfactory condition, or deliberately damaged in any way then we reservce the right to make a charge to the booking payment method or retain from any security deposit. Check-out time is by 1000hrs so we can prepare the lodge for the next guests and may incur an additional charges if not arranged in advance.
Liability: The accommodation and facilities are used entirely at guests' own risk. The owners are absolved of all liability for accidents, loss or damage to any person or property or car/vehicle except where such loss or damage has arisen as a result of our negligence or a break of our duty to you.
Damage: Loss and Theft - guests agree to inform the owners of any damage or loss however caused, excluding reasonable wear and tear incurred during occupation. Guests should not remove any item from the property. The owner may ask for reasonable replacement costs. Charges for damaged or missing items may be made to the payment card used at the time of booking, without prior notification. Security and Booking Confirmation: All prices quoted are in £ pounds sterling GBP. We endeavour to ensure that the information shown on the website is as accurate as possible. We cannot be held responsible for typographical errors on this site, including but not limited to those regarding price. We reserve the right to make changes to our website including prices, products and Terms and Conditions without any notice being given. All services provided are subject to availability, and on occasions you may be offered an alternative. This alternative will be offered by telephone or email.
Data Protections Act 1998: A&S Hodkinson (T/A Thornbrook Barn and The [email protected]) are not required to register under the Act, however we are required to follow eight guiding principles laid down by the Act, These are:- Fairly and lawfully processed; Processed for limited purpose, Adequate, relevant and not excessive: accurate and up-to-date; Not kept for longer than is necessary: Processed in line with the data subject's right; Secure; and not transferred to a country outside of the European Economic Area (EEa), unless that country ensures the protection of the rights of the individual to whom the data relate. If you use the website, you are responsible for maintaining the confidentiality of your account and password and for restricting access to your computer to prevent unauthorised access to your booking details.
CCTV: We use CCTV cameras at Thornbrook Barn for crime prevention and safety. CCTV camera recordings of our premises will not be kept longer than is necessary for the maintenance of good security.
www.thornbrookbarn.co.uk has successfully validated with the requirements of the PCI DSS (Compliance with the Payment Card Industry, Data Industry, Data Security Standard) effective from the 16th August 2021 and will be reviewed and validated annually.
